Q. When It Comes to Renting, Is There a Difference Between a Single Family Home & a Condo/Townhouse?
A. Yes! A Single Family Home Does Not Have an HOA (Homeowners Association), Therefore Exterior Maintenance Like Grass Cutting, Leaf and Snow Removal Could Be on You. A Rental With an HOA Typically Takes Care of Those Tasks; However, the HOA Has Guidelines That a Tenant Must Follow in Order to Rent. Pet Policy Will Be One of the Rules.

Q. How Do I Know If I Am Qualified to Rent?
A. Simple! A Rental Application Along With a Credit Report Is Required. Most Brokers Use NTN Applications (National Tenant Network). Completing This Form Will Score Your Income/Debt & Credit History. There Is a Fee.

Q. Can I Negotiate the Rental Price?
A. Yes & No. Yes, When the Market Is Slow, and No, When It's Hot. Some Landlords Are Firm on Price If Certain Service(s) Are Included in the Monthly Rent.

Q. What Are My Upfront Costs?
A. Rentals in the Greater Princeton Area Require the First Month's Rent and One and a Half Months' Rent as Security Upfront. FYI—Pet Deposits Are Illegal in the State of NJ.
